What I Inspect and Why It Matters

A home inspection is a thorough, visual, non-invasive check-up of all readily accessible systems and components that keep a house safe, healthy, and functional. For most people, buying a home is the largest investment they will ever make. My role is to give you clear information about the property’s true condition before you commit, so unexpected issues don’t appear after closing.

I follow nationally recognized Standards of Practice and document any material defects I find, including items that are broken, unsafe, near the end of their service life, or installed improperly. You will receive a digital report with photos, straightforward explanations, and prioritized recommendations so you can make confident decisions about repairs, concessions, or moving forward with your purchase.

Roof

Inspectors walk the roof when safe, or view it from ladders and the ground. They check shingles or other coverings, flashing, chimneys, skylights, and look for leaks or storm damage.

Exterior

Inspectors examine siding, trim, soffits, decks, railings, walkways, and how water drains away from the house—common sources of hidden moisture damage.

Foundation & Structure

From the basement or crawlspace, inspectors look at the visible foundation, floor framing, and support posts, noting cracks, moisture, or signs of settling.

Heating

Inspectors run the main heating system with the home’s normal controls, note the fuel type and age, and verify safe venting of the furnace or boiler.

Cooling

When outdoor temperatures allow, inspectors operate the central AC, assess the condenser, refrigerant lines, and condensate drain, and report anything affecting performance.

Plumbing

Inspectors locate the main shut-off, test fixtures for flow and drainage, inspect visible supply and drain pipes, and check the water heater for age and safety.

Electrical

Inspectors open the service panel to examine breakers, wiring, grounding, and bonding. A sample of outlets is tested, and GFCI/AFCI protection is verified where required.

Fireplace

Inspectors inspect the firebox, damper, hearth, and visible portions of the flue or chimney, noting cracked firebrick, missing screens, or clearance issues.

Attic, Insulation & Ventilation

Inspectors enter accessible attics to measure insulation depth, look for leaks, and confirm that vents are clear so the home can breathe.

Interior

Inspectors open and close a sample of windows and doors, and check floors, walls, ceilings, stairs, cabinets, and built-in appliances for function and safety.

Scope in Plain English

Visual only: Inspectors do not drill, cut, or move furniture.

Accessible areas: If it is safely reachable and not locked or blocked, inspectors inspect it.
